1. What constitutes a small job?
Anything that requires a tradesperson is a small job! That could be a carpentry job such as hanging a door or building a deck, or a multi-trade renovation that needs a project manager. Most of our 5TO50 jobs have budgets between $5,000 and $150,000.
2. Can you do larger building jobs?
We certainly can! 5TO50 is owned by parent company Open Plan Living – a residential construction company that has been operating for more than 10 years. OPL works on everything from extensions to major renovations to new builds and budgets for those projects range from $150,000 to $5 million. Visit the OPL website for more information.
3. What areas do you work in?
We work right across Sydney including the Northern Beaches, the Upper and Lower North Shore, the Inner West, the inner City and the Eastern Suburbs.
4. Do you charge a fixed price or by the hour?
We generally charge on a “cost plus materials” basis – this means that you pay by the hour for our fully licensed carpenters and sub-contractors and then pay for materials (timber, paint, tiles etc) either through us or direct to the supplier. Many of our customers ask for a fixed price quote – that is, a price that doesn’t change no matter what happens (excluding client-approved variations). We are happy to do this discuss with customers who have DA-approved, or professionally drafted plans with a comprehensive written scope of works. If you don’t have this we will only be able to provide an estimate and do the works as “cost plus”. Of course we can always do the plans and scope of work for you using one of our professional in-house designers or architects. Our fixed-price quotes do NOT include a 30-50% margin as urban folklore has it. We believe we charge a fair margin for the service we provide and are happy to discuss this with you.
5. Do I need plans?
Small jobs often don’t need a plan and we’ll be able to give you an estimated cost. However, it’s difficult for us to give you even a rough quote without some type of plan if the job involves building work (rather than just carpentry). If you need a design or plan drawn we have our own in–house designers and architects.
6. What if I need council-approved plans?
5to50 can do everything from the concept plans through to the final design. We will lodge the plans and documentation package with council and keep you up to date with all progress or your project until approval. 5to50 has architects and interior designers in-house. The best part of using 5to50 is that we will provide you an accurate estimate of costs before you spend too much time and money on plans and design. We all want to be on the same page. Remember, some architects have their feet firmly in the clouds and are not able to give a realistic estimate on the cost of your project.
7. What about structural engineering reports and design?
Absolutely! 5to50 never builds a structural element without prior consultation and approval from a certified structural engineer. If you don’t have any design specification, 5to50 can use one of our trusted structural engineers to prepare designs and certification.
8. Do you do free quotes?
Quoting or even estimating a more complex job accurately takes time. If your job is a simple and straight forward we are happy to provide a free estimate or quote.
